EPCs & Retrofit Assessments

Energy Performance Certificates (EPC) were introduced to help improve the energy efficiency of buildings. If you are renting or selling a property you now need a certificate by law. EPCs are required whenever a building is built, sold or rented out.

An EPC contains:

  • information about a property’s energy use and typical energy costs
  • recommendations about how to reduce energy use and save money

The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average being 'D' and is valid for 10 years.

Currently to be able to rent out a property the rating must reach at least an ‘E’ rating.*

At Align Property we can arrange for residential, commercial and new build EPCs to be produced anywhere in England and Wales.

You can look at an EPC for your own property or for other properties free of charge. This lets you compare your home’s energy performance with that of similar homes.


* An exemption maybe obtained depending on the cost to bring a property up to an ‘E’ rating.

Retrofit Assessments

In addition to supplying EPCs, we are also accredited to produce Retrofit Assessments with Elmhurst Energy and registered with Trustmark, the only UK Government-Endorsed Quality Scheme for work carried out in and around the home.

A Retrofit Assessment will complete a detailed survey about the energy performance of a residential property including an occupancy assessment, an energy assessment and a condition assessment.

The completed Retrofit Assessment will be provided to a Retrofit Coordinator in order to develop plans for measures to be installed in the property.
